📋 Why Every House Sit Should Have a Digital Sit Agreement

Good House Sits Rarely Go Wrong Because People Are Bad

Over the years I've watched thousands of house sits begin, and the overwhelming majority have been successful. Most homeowners are welcoming, most sitters are conscientious, and both genuinely want the arrangement to work well. People who choose house sitting generally do so because they enjoy animals, travel and helping others.

When things occasionally go wrong, it usually isn't because someone was dishonest or careless. More often it's because two perfectly reasonable people made different assumptions. One thought the bins obviously went out on Thursday night, while the other assumed Friday morning would be fine. One expected the dog to sleep inside, while the other thought it was happier outside. Neither person was trying to cause a problem. They simply hadn't talked about it.

That's why I've become such a believer in writing things down before the owners leave. Not because people can't be trusted, but because memories are imperfect and assumptions are surprisingly easy to make.

🤝 The Conversation Is More Important Than the Agreement

When people hear the words Digital Sit Agreement, they sometimes imagine a complicated legal document full of fine print and difficult language. That isn't what it is at all.

I think of it as the written version of the conversation that takes place around the kitchen table before the owners head off on their holiday. You've already talked about arrival times, the pets, where things are kept and what needs to be done. The agreement simply records what both people have agreed to while it's still fresh in everyone's mind.

The conversation creates the trust.

The agreement simply preserves it.

If a question comes up a week later, neither person has to rely on memory or search through old Messenger conversations trying to remember exactly what was said. They both have the same information in front of them.

🏡 Every Home Has Its Own Rhythm

One of the reasons house sitting is so enjoyable is that every home is different. Some dogs expect breakfast at six o'clock sharp, while others would happily sleep until nine if you let them. One homeowner may be delighted if the sitter helps themselves to anything in the pantry, while another has food set aside for family visiting after they return. Even something as simple as where the spare key is hidden or whether friends are welcome to visit can become awkward if nobody talks about it beforehand.

None of those things are difficult to explain. They simply need to be explained before the owners leave.

A good agreement captures the little details that make your home unique. Arrival and departure times, emergency contacts, security arrangements, internet details, vehicle use or garden responsibilities can all be recorded in one place, giving both homeowner and sitter confidence that they're working from the same understanding.

🐾 Every Pet Is Different Too

If homeowners worry about anything while they're away, it's usually their pets. Every animal has its own personality, routines and little quirks that make life easier once you know them. Some cats insist on company while they eat, some dogs have favourite walking routes, and others need medication or special care at particular times of the day.

Trying to squeeze all of that information into a general agreement quickly becomes confusing, which is why House Sitting Australia keeps the Digital Sit Agreement separate from the Pet Care Cards. The agreement records what has been agreed between the homeowner and sitter, while each pet has its own dedicated care information. It keeps everything organised and makes it much easier for the sitter to find exactly what they need when they need it.

📱 Why Digital Makes Life Easier

For years people have relied on handwritten notes, emails and text messages to keep track of important information. There's nothing wrong with any of those methods until you're trying to find one particular detail halfway through a house sit.

Was the emergency plumber's number in an email? Did the alarm instructions arrive by text message? Was the Wi-Fi password written on the fridge or mentioned in Messenger?

Keeping everything together digitally means both homeowner and sitter are always looking at the same information. If there's ever a question about arrival times, emergency contacts or agreed responsibilities, the answer is already there. It's one less thing to worry about, and one more reason everyone can relax and enjoy the experience.

❤️ Good Communication Builds Trust

One thing I've learnt over the years is that trust doesn't suddenly appear when the owners drive away. It's built through dozens of small conversations before the house sit even begins. Every question that's asked, every expectation that's clarified and every detail that's confirmed helps both people feel a little more comfortable.

Working through an agreement together often prompts questions that neither person had thought to ask. It's far better to discover those while you're both sitting at the kitchen table than after someone is already on the other side of the country. By the time the agreement is complete, most homeowners and sitters feel more relaxed because they know they've discussed everything that matters.

That's really what the agreement is for. It doesn't replace trust or common sense. It supports both.

🌿 Simple Is Better Than Complicated

Some people are put off by the word agreement, thinking it sounds formal or legal. In reality, the best agreements are usually the simplest. They're written in plain English, they reflect the individual house sit and they record only the things that genuinely matter.

The goal isn't to create a legal contract that nobody enjoys reading. The goal is to help two well-intentioned people avoid misunderstandings and enjoy a successful house sit together. If spending ten minutes completing an agreement prevents even one awkward phone call during your holiday, it's probably been time well spent.

📲 Why We Built It Into House Sitting Australia

After watching homeowners and sitters organise successful house sits for many years, I came to the conclusion that this conversation was simply too important to leave buried in old Messenger chats or scattered across emails and text messages.

That's why we built the Digital Sit Agreement into House Sitting Australia.

It isn't there to make house sitting more formal. It's there to make it simpler. Once the agreement has been completed, it stays with the booking alongside your Pet Care Cards and the rest of your house sit information, ready whenever either person needs to refer back to it.

Like so many parts of a successful house sit, it's a simple idea. But sometimes the simplest ideas make the biggest difference.
